Davidson NC Real Estate Overview




Davidson is a small college town beside Lake Norman in Northern Mecklenburg County, North Carolina. Other lakeside towns neighboring Davidson include Mooresville, Cornelius, and more. The weather comes with four beautiful and distinct seasons. Summers are hot and sunny with July highs around 90 degrees Fahrenheit and January lows dip to about 29 degrees Fahrenheit. Davidson’s name originates from Davidson College.



Davidson College created the foundation of the town soon to be known as Davidson. The college was the main factor influencing the development of the town, and made Davidson stand out from the rest of the 19th and early 20th century railroad towns. Davidson College was named after Brigadier General William Lee Davidson, a local Revolutionary War hero. The land for the college to be built on was provided by Davidson’s estate. Shortly after the arrival of the railroad, the town developed into a shipping point for cash crops, mainly cotton, and a service center for farmers. The first textile plant, the Linden Cotton Factory, was built in 1890 on Depot Street. The Delburg Cotton Mills followed in 1908, and in 1998, the town got rid of the name Davidson College, and became known as Davidson. The business district progressed between 1900 and the Great Depression (1929-39). The downtown area gained an array of small town shops including a new drug store, a laundry, tailor shop, 2 barber shops, a hardware store, post office, bank, and a handful of restaurants. Near the railroad tracks, there were cotton gins, a livery, blacksmith shop, Cottonseed Oil Company, a flour mill, saw mill, and more. The city began to flourish, and eventually advanced to an all-purpose retail market after the emergence of suburban shopping centers around the town. Davidson secured the National Register Historic District status in 2009 for its historic foundation, along with the downtown area.

Residents are served by Charlotte-Mecklenburg School System. The only public school available in the city is Davidson Elementary School. The Davidson International Baccalaureate Middle Years Programme Middle School shutdown in 2011, so the middle school aged children now attend Bailey Middle School in Cornelius. High school students go to Hugh High School, which is also in Cornelius. You may have heard of Davidson College, a National Liberal Arts College. The private institution is featured in the 2016 edition of the Best Colleges ranking. Davidson College ranked nine for National Liberal Arts Colleges, and is usually placed among the top ten liberal arts colleges in the nation by U.S. News and World Report. The admission process has been regarded as the “most selective”, so it is to no surprise that 85% of the class of 2018 freshmen enrolled at the institution were ranked in the top 10% of their high school classes. 23 Rhodes Scholars, recipients of the most prestigious scholarship in the world, graduated from this school.



Some of many extraordinary graduates include several governors of both North and South Carolina, a former White House Press Secretary, the current U.S. Secretary of Transportation, Anthony Foxx, and Pulitzer-Prize Winning poet, Charles Wright. The 28th President of the United States, Woodrow Wilson also attended the school, but did not graduate.



There are countless things to do, food to eat, and places to shop in the small town of Davidson. The green ways are linear parks with pedestrian and bicycle paths. These are wonderful to come to with your family to enjoy the fresh air and nature, ride bikes, rollerblade, ride scooters, or just to have a fun time outdoors. There are miles of paths paved with plenty of shade provided by trees. There are also bridges and creeks where kids will surely enjoy the tadpoles, small fish, and other critters swimming around. Ada Jenkins Athletic Field and Community Center provides a soccer field, outdoor basketball court, playground and mini gym, making it another great place to come to with your family. For those with little ones, Caldwell Green Tot Lot is the ideal place for them to socialize with other children their age and have a fun time. The fully-enclosed neighborhood park has a shaded sand box, trike path, tunnel and grass mound all for their little hands and feet to explore. Explore some of Davidson’s history at the Historic Beaver Dam Park that was built in 1829. The building was home to William Lee Davidson II and his wife, Betsy Lee Davidson and is open for the public to rent for special occasions, dinners, business meetings, and weddings.



If you need a good place to satisfy your cravings, try one of Davidson’s unique places to eat. Davidson’s Chocolate Company has a full line of gourmet truffles, confections, fudge, and Belgian chocolate brownies. Everything is handmade fresh daily, on demand, with no preservatives. Another local favorite made fresh daily is Davidson’s Pizza Company. Davidson’s Pizza Company is a small takeout shop right next to Ada Jenkin’s Center. The shop serves pizza, by the slice and whole, pies, Stromboli, calzones, salads, garlic knots, heroes, and wings. Everything is made with fresh ingredients on site. If you want something local, but more upscale, definitely try North Harbor Club Restaurant and Bar. The lakefront restaurant greets you with a large sailboat at the door, and inside, you’ll find exceptional décor including the historic watercraft mounted onto the ceiling. The restaurant is located on Lake Norman, and serves high-quality cuisine. Just a few of the menu options include: asparagus fries with green tomato, lobster chowder, grilled aged filet mignon, hand-picked coastal crab cake, and smokey bacon mac and cheese. Perfect for the college town setting is Davidson Beverage Company, providing locals and students with over 300 choices of craft beers, 12 rotating taps and cold singles. There is no shortage of shopping nearby with several shopping centers and local retail shops in the town.



Davidson isn’t just a small college town; It’s a hometown. It’s a town that welcomes families, students, and professionals alike. The community is thriving and in close proximity to Charlotte, the biggest city in North Carolina. Davidson is a close-knit community where free-time is spent outdoors enjoying the beauty of nature.
